Chateau Properties Middle Tennessee

The broker you call when the obvious answer isn't good enough.

For eighteen years, Greg Cooley has built a reputation on finding the solution other people miss. Complex deals, creative structures, outcomes that looked impossible right up until they closed.

How Greg Works

There is almost always a better answer. Most people stop before they find it.

Every real estate decision comes with an obvious path. List at this price. Take this offer. Walk away from that deal. The obvious path is comfortable, and it is often the expensive one. The costliest mistakes in this business come from accepting the first answer instead of hunting for the best one.

Greg's job is to look harder. To find the structure that makes a difficult deal work, the angle that moves a stalled negotiation, the small strategic decision that changes the entire outcome. Eighteen years in, the pattern holds. The place where most people stop is usually where the real opportunity starts.

01

See the whole board

Most agents solve the problem in front of them. Greg reads the board two moves ahead, so today's decision still looks smart a year from now.

02

Build the deal, don't just find it

When the standard path fails, the answer is usually a better structure. Creative terms, a swap, a timeline no one else proposed.

03

Protect the outcome

Sharp negotiation and total discretion, because the goal was never the sale. It was the best possible result for the person he represents.

I.
The situation
A client with a recognizable name needed to sell. A public listing was never an option, and timing was tight.
II.
The strategy
The home was marketed quietly to a vetted circle of qualified buyers and trusted agents, never the MLS, never social media.
III.
The result
A single private buyer, full asking price, and a closing that never appeared in a feed. The way these things should be handled.
Where to Buy

Everyone can name the desirable neighborhoods. The more useful question is why, and when.

These guides read each area the way a strategic buyer should, looking at what drives value, what the market has not fully priced yet, and where patience pays.

01

Belle Meade

Estates here rarely change hands. The deals that matter often happen before a sign ever goes in the yard, which is why relationships in Belle Meade outperform searches.

02

Forest Hills

Acreage, gates, and real privacy, all minutes from downtown. The buyers who move early understand that land this close to the core only gets scarcer, and the market has not fully caught up to that yet.

03

Leiper's Fork

Rolling land, quiet roads, and a quality of life that keeps drawing people who could live anywhere. The value story here is still being written, which is exactly why the early buyers tend to look smart in hindsight.

About Greg Cooley

“If anyone can figure it out, Greg can.”

Ask the people who have worked with Greg Cooley what sets him apart, and almost no one leads with a sales number. They lead with a story. The deal everyone had written off that somehow closed. The creative structure no other agent thought to propose. The house swap that solved two problems at the same time.

The instinct runs in the family. Years ago, Greg's grandfather bought a client's Spitfire so that client could finally close on their first home. Same theme, one generation earlier. When the obvious answer comes up short, you find another way.

Greg started in real estate in 2007 and became the youngest principal broker in Tennessee history by twenty-four. He founded Chateau Properties in 2011, then helped grow Compass Nashville from eight brokers to more than three hundred before stepping back in 2023 to return to the hands-on work he loves. A Belmont graduate rooted in Music City, he represents artists, athletes, authors, and executives who need more than a transaction. They need someone who sees the whole board.

Start a Conversation

Bring the complicated ones.

A clean, simple sale rarely needs much strategy. The situations worth a real conversation are the ones with a wrinkle. A timing problem, a deal that stalled, a property that has not moved, a purchase that has to line up with a dozen other things. That is the work Greg does best. Every conversation is private, and there is no pressure to do anything but think it through together.

Every conversation begins privately and stays that way.
