Forest Hills is an incorporated city inside Davidson County, south of Green Hills, and it is one of the few places this close to the centre of Nashville where you can still buy real acreage. The character is wooded, hilly and private, and much of it feels considerably further from the city than it is.
What you are actually buying
Land, topography and quiet. Lots here are generous by any Davidson County standard, and the terrain means houses tend to sit apart from one another rather than in a row. Radnor Lake sits at the edge of this area, which sets the tone: this is a part of Nashville where the trees won.
How homes trade here
Slower and more selectively than the neighborhoods just north of it. The buyer pool for a private wooded acreage property close to town is smaller than the pool for a walkable house near shops, but it is also less price sensitive. Properties can sit and then trade decisively when the right person appears.
That pattern cuts both ways. As a seller, patience matters more than aggression. As a buyer, the moment the right property surfaces is usually not the moment to negotiate slowly.
What to watch for
- **Grade and drainage.** The hills are the appeal and they are also the risk. Understand where water goes in a heavy storm before you commit.
- **Driveways and access.** Long or steep drives are common. They are a maintenance line item and, occasionally, a resale objection.
- **Septic and utilities.** Not every property in this area is on the same services. Confirm rather than assume.
- **Tree cover.** Beautiful, and a real cost to maintain safely on a large lot.
Who it suits
Buyers who want privacy without a long drive, who value land over finish, and who are comfortable maintaining a property rather than a yard. It suits people who would rather look at trees than at neighbors.
Who it does not
Anyone who wants to walk to dinner, or who wants a flat lot and a low-maintenance exterior. The things that make this area special are the same things that make it work.
