College Grove is unincorporated Williamson County at its southeastern edge, and it is the last part of the county where genuine acreage is still attainable at something short of the numbers you would pay closer to Franklin.

What you are actually buying

Runway. This is a part of the county that is still being written. The arrival of Troubadour and the golf club community around it changed what the ceiling here looks like, and the properties nearby have been recalibrating ever since.

How homes trade here

Two markets, side by side. Inside the gates of the newer club community, homes trade on the amenity and the finish, much like any high end golf community anywhere. Outside them, you are in a land market where parcel quality, road frontage and topography drive almost everything.

Mixing the two up is the most expensive error available here, in either direction.

What to watch for

Who it suits

Buyers who want land and are early enough to benefit from it, and buyers who want a club community without the price of one closer in.

Who it does not

Anyone who needs certainty about what the neighborhood will look like in five years, or who wants to sell quickly.
